My roommate and I got a house in the University area of Charlotte and have a couple rooms on the 2nd floor to rent out. We are pretty chill and spend most of our time working. We are respectful and clean and expect the same. As for the room, it can be either furnished or unfurnished. The bathroom is shared (2 bedrooms per bathroom) There is plenty of space in the house with a living area on both floors.
